Purchaser Clients

In our primary role as "Buyer's Agents" our approach is straight forward, and at all times focused on achieving the desired outcome of a property purchase/investment by our clients as quickly and securely as possible. Ensuring each and every stage is undertaken, and completed, thoroughly and professionally, we will do everything we can to make your purchase as easy and enjoyable as possible. We will:

  • Discuss and establish your objectives and purchase criteria at the outset, both in relation to the property and any ancillary requirements.
  • Comment and provide an informed and honest opinion in relation to any aspects of your objectives and purchase criteria, where we feel this will assist you achieve a successful outcome.
  • Shortlist a selection of properties, for your consideration, either from our own listings or our carefully chosen partners.
  • Arrange fully accompanied viewings to the chosen properties, and the areas in which the properties are located, so you are informed concerning both the property and its locality.
  • Take your instructions regarding any offer you wish to make, and undertake all negotiations on your behalf.
  • Assist with the appointment of a solicitor or legal representative to act on your behalf regarding the legal due diligence; work with them to ensure a successful outcome, including, drafting of contracts, searches, arranging Notary appointments, transfer of utilities etc.
  • Discuss and assist you in respects of any mortgage and / or insurance requirements, setting up a Spanish bank account etc.

Vendor Clients

Although many of our properties are sourced from our various Regional Estate Agency Partners, to help us provide you with the coverage and local knowledge across Mallorca, we will work directly with vendor clients where we can offer the level and quality of service we believe is necessary to achieve a successful sale.

Our approach is based on a sole agency form of contract to support the front-end, and ongoing, marketing investment required to deliver an early sale at the optimum price. In summary we will:

  • Provide a free, no obligation, market appraisal of your property, including an honest and realistic valuation of your property.
  • Agree with you one of our two exclusive Agency Contracts.
  • Produce high quality marketing particulars (both print and electronic formats) including, where appropriate, floor plans, and 360 degree photography/virtual tours.
  • Advertise your property both on our web site and on web portals in Mallorca, mainland Spain, and the UK.
  • Promote your property to partner agents both locally in Mallorca and in the UK.
  • Provide targeted print advertising both locally and internationally for your property.
  • Undertake fully accompanied viewings of your property with prospective purchasers.
  • Provide you with fortnightly email progress reports on our marketing, including advice where changes may be required.
